Service scope
EquityOps provides tools for property operations, deal analysis, rent and invoice tracking, document organization, reporting, workflows, task management, tenant portal access, team access, and investor-facing operating guidance. EquityOps is not a law firm, CPA firm, brokerage, lender, property manager, insurance agency, title company, contractor, inspector, or investment advisor.
Customer responsibility
Customers are responsible for the accuracy, completeness, legality, and business use of all records entered into the service, including property data, accounting entries, leases, estimates, documents, contacts, permissions, team roles, payments, and tax classifications. Customers must review outputs before relying on them.
Permitted use
Customers may use EquityOps only for lawful business purposes related to real estate investment, operations, reporting, document management, and account administration. Customers may not misuse the service, attempt unauthorized access, upload unlawful material, interfere with platform security, or use the service to violate another party's rights.
Account authority
The organization owner is responsible for approving team members, tenant access, support access, billing authority, export requests, and role assignments. Actions taken by invited users may bind the organization according to their assigned role.
Service changes
EquityOps may improve, modify, add, or remove features as the platform evolves. Material changes affecting paid access, data handling, support rights, or legal terms should be reflected in updated policies or customer notices.
Limitation of use
EquityOps outputs are operational aids, not guarantees of profit, resale value, rent performance, tax treatment, legal compliance, contractor quality, financing approval, market value, or investment outcome.
EquityOps collects and uses account, organization, property, financial, document, support, and usage data to provide the hosted service and protect customer records.
Information we collect
EquityOps may collect account information, organization information, property and unit records, contacts, leases, invoices, rent records, ledger entries, documents, photos, support tickets, subscription records, device/session information, audit logs, and usage signals needed to operate, secure, support, and improve the service.
How information is used
Information is used to authenticate users, manage organizations, enforce entitlements, provide the mobile app and web portals, store documents, produce reports, process support requests, manage subscriptions, prevent misuse, troubleshoot issues, improve workflows, and maintain required audit and compliance records.
Service providers
EquityOps may use service providers for hosting, authentication, database storage, file storage, payment processing, analytics, email delivery, support workflows, security monitoring, and product operations. Service providers should receive only the information needed to perform their contracted service.
Staff access
EquityOps staff access to customer operational records should be purpose-based, role-limited, logged, and temporary. Customers may be asked to grant support access when deeper troubleshooting is required.
Customer rights and requests
Customers may request access, correction, export, deletion review, or account support through the customer portal or support workflow. Certain records may be retained when needed for billing, tax, security, legal, dispute, fraud-prevention, audit, or contractual reasons.
Privacy law readiness
EquityOps should maintain notices that explain categories of personal information collected, business purposes, service provider sharing, retention practices, customer rights, and request procedures. Privacy obligations may vary by state, customer location, user type, and data category.
Subscriptions
Subscription and Billing Terms

Subscription access is tied to the organization entitlement, regardless of whether billing is processed directly through EquityOps or through Apple.
Plan access
Paid plans may control access to features such as team seats, properties, document storage, exports, support workflows, tenant portal access, advanced reporting, and production account data availability. Entitlements are enforced at the organization level.
Direct billing
Subscriptions purchased directly through EquityOps may be processed by a payment provider such as Stripe. Direct billing may support invoices, receipts, discount codes, plan changes, and payment method management through the customer portal.
Apple billing
Subscriptions purchased through Apple are managed by Apple. Apple purchases, renewals, cancellations, refunds, taxes, discounts, and billing disputes may be subject to Apple's terms and App Store processes. EquityOps uses verified entitlement data to determine access.
Trials and discounts
Trial eligibility and discount eligibility may be limited by email, organization, prior use, abuse-prevention rules, promotion terms, plan, billing source, and platform restrictions. Trial access may end automatically unless converted to a paid subscription.
Expired or unpaid access
If a subscription expires, fails payment, is canceled, or becomes invalid, EquityOps may limit paid capabilities while preserving customer records according to the applicable retention and export terms. Customers may need to restore paid access before using exports, team access, document storage, or advanced workflows.
Taxes and billing records
Customers are responsible for applicable taxes unless collected by the billing provider. EquityOps may store invoice, receipt, tax, discount, provider, and subscription history records for account administration and legal compliance.
Retention
Data Retention, Export, and Deletion

Real estate records often need to be retained for lending, tax, insurance, title, leasing, dispute, and accounting purposes.
Retention purpose
EquityOps is designed to retain business records that may be needed for ownership, leases, payments, accounting, taxes, insurance, financing, title, vendor disputes, tenant disputes, audit trails, and entity administration.
Exports
Eligible customers may request export packages for property records, ledger records, tax reports, documents, receipts, leases, invoices, work orders, and related account history. Export availability may depend on subscription status, role, data type, and legal holds.
Deletion requests
Deletion requests should be reviewed against security, billing, fraud-prevention, legal, tax, accounting, dispute, and contractual retention requirements. Some records may be anonymized, retained, or blocked from deletion when preservation is required.
Document files
Uploaded documents and photos may be stored separately from record metadata. Removing a record may not immediately remove every file if retention, audit, legal hold, backup, or billing obligations apply.
Backups and recovery
EquityOps may maintain backups and operational logs for resilience, security, and disaster recovery. Backup copies may persist for a limited period after production records are changed or deleted.

Investment and underwriting risk
Deal analyzers, ARV estimates, DSCR views, rent projections, rehab budgets, holding cost estimates, equity calculations, and profit projections are informational tools. They do not guarantee resale value, financing, rent performance, appreciation, contractor pricing, holding period, or profitability.
Accounting and tax classification
EquityOps may help categorize transactions and prepare reports, but customers and their advisors are responsible for final accounting treatment, tax filings, entity treatment, depreciation, capitalization, repairs versus improvements, 1099 obligations, and jurisdiction-specific reporting.
Lease and document templates
Lease drafts, notices, receipts, invoices, settlement workflows, and document templates are starting points. State, local, federal, property-specific, tenant-specific, and transaction-specific requirements may apply, and customers remain responsible for choosing the correct document and information for their situation.

Provider listings
Investor network listings may include contractors, lenders, property managers, cleaners, title contacts, insurance contacts, vendors, and other service providers. Listings do not guarantee quality, licensing, insurance, availability, pricing, performance, or suitability.
Customer diligence
Customers should independently verify licenses, insurance, references, permits, contracts, scope, pricing, payment terms, lien rights, warranties, safety requirements, and local rules before hiring or paying a provider.
Estimate ranges
Estimate ranges, rehab ranges, rent ranges, STR benchmarks, holding-cost norms, contractor signals, and risk signals are planning guidance unless clearly labeled as verified source data. They may vary by market, scope, materials, season, labor availability, permitting, property condition, code requirements, contractor margin, and urgency. Ranges are informational and should not replace written bids, current comps, provider statements, signed records, or professional estimating.
Market data maturity
EquityOps should label market intelligence as planning-grade until reliable provider contracts, refresh jobs, source monitoring, confidence scoring, sample thresholds, staff review, and consent-based aggregate customer intelligence are in place. Public-reference sources such as HUD or Census should be identified separately from ARV, appraisal, market-rent, or STR-performance claims.
Referral economics
EquityOps may receive compensation, referral fees, listing fees, sponsorships, or partnership revenue from certain network participants if disclosed and permitted by law. Customers should evaluate providers independently regardless of any commercial relationship.
Tenants
Tenant Portal Terms

Tenant access is invite-only and limited to records connected to the tenant's lease, invoices, receipts, documents, and maintenance requests.
Invite-only access
Tenant accounts should be created or invited by the investor, owner, or property manager from an active lease record. Tenants should not be able to browse customer organizations, unrelated properties, unrelated leases, or unrelated financial records.
Tenant-visible records
Tenant portal records may include rent balances, invoices, receipts, lease documents, notices, payment instructions, maintenance requests, work status, property team contact information, and documents published to that tenant.
Payments and receipts
Online payment availability may depend on the customer account, payment provider, lease setup, jurisdiction, and billing configuration. Receipt records should reflect verified payment or customer-entered payment activity, but customers remain responsible for reconciliation.
Maintenance requests
Tenant maintenance submissions are requests for property team review. Submission through EquityOps does not guarantee emergency response, habitability compliance, repair approval, vendor dispatch, or legal notice compliance.
Security
Security and Support Access Policy

EquityOps should protect customer records with authenticated access, role enforcement, audit logs, and temporary support access controls.
Access controls
Access should be based on authenticated users, organization membership, assigned roles, subscription entitlement, tenant scope, and server-side authorization. Customers should promptly remove users who no longer need access.
Support access
Support access should be granted only when needed to troubleshoot a customer issue, should include a reason and duration, and should be revocable. Support actions should be logged where technically feasible.
Security responsibilities
Customers are responsible for protecting credentials, using appropriate devices, reviewing team access, monitoring account activity, and notifying EquityOps promptly if unauthorized access is suspected.
Incident handling
EquityOps should investigate suspected security incidents, preserve relevant logs, mitigate risk, and provide notices when required by applicable law or contract.
AI

AI assistance
AI or automation features may help draft text, classify transactions, summarize documents, suggest workflows, identify missing records, estimate ranges, or prepare starting-point analysis. Outputs may be incomplete, outdated, inaccurate, or unsuitable for a specific transaction.
Human review required
Customers should review AI-assisted output before use and consult qualified professionals when the output affects legal, tax, accounting, lending, investment, tenant, construction, insurance, title, or compliance decisions.
Data handling
AI-enabled features should be implemented with appropriate data minimization, access controls, customer notices, and vendor review. Sensitive business, tenant, financial, and document data should be handled according to the privacy and security policies.
